Average Sale Prices of Detached Homes in March in Comparison to March of 2025:
• Toronto: -2.58% at $1.63M
• Vaughan: -6.57% at $1.64M
• Richmond Hill: -7.17% at $1.64M
• Mississauga: -7.43% at $1.45M
• Markham: -4.14% at $1.56M
• King City: -15.84% at $2.47M
• Newmarket: -8.87% at $1.11M
• Aurora: -19.23% at $1.36M
• Bradford: -7.69% at $1.01M
• Milton: -8.12% at $1.14M
• Stouffville: -10.22% at $1.39M
• Innisfil: -16.78% at $799K
• Alliston: -6.28% at $798K
• Burlington: -8.99% at $1.42M
• East Gwillimbury: -9.02% at $1.17M
• Barrie: -11.58% at $748K
• Oakville: -3.51% at $1.85M
March was a bit of a mixed bag. We saw a solid pickup in activity, with sales up about 25% from February, but still below what we typically expect for this time of year. Prices remained relatively flat, up just 0.8%, showing more stabilization than real growth. Detached homes in Toronto averaged around $1.63M, still down year-over-year.
Condos continue to underperform, with prices dropping another 3.3%, and that segment remains under pressure.
The biggest story is supply, new listings jumped over 30%, giving buyers more choice and putting downward pressure on prices. Homes are selling a bit faster, but still slower than previous spring markets.
Looking ahead, the market continues to lean toward buyers. Inventory is building, competition is selective, and pricing strategy is more important than ever.
