The Greater Toronto Area market showed real momentum this September, with home sales up nearly 9% year over year. Buyers are clearly coming back, but prices haven’t moved much yet, and that’s actually good news. The market is more balanced now, giving buyers more choice and more room to negotiate than we’ve seen in years. Average prices remain slightly below last year’s levels, so anyone planning a long-term move has a solid window to buy while conditions are calm.
On the rental side, the story is shifting too. Rents in Toronto have finally started to cool, with one-bedrooms averaging around $2,100 to $2,300. More new condo and rental buildings are hitting the market, giving tenants better options and putting mild pressure on landlords to stay competitive. It’s a much-needed breather after several years of record-high rent growth.
So, should you buy now or wait for 2026? If you’re looking for a home to live in long-term, now is a great time to make a move before competition ramps up again. If you’re investing purely for quick returns, waiting might make sense while the market stabilizes. My GTA real estate forecast for 2026 is optimistic: if interest rates continue to ease, we’ll likely see steady price growth and renewed confidence by spring.
