December 2025 is officially behind us and after digging through the numbers across Toronto and the GTA, one thing is clear: this market did not crash - it changed. What we are seeing now is not a quick slowdown that snaps back in a few months and it is definitely not the 2016 – 2022 playbook anymore. Sales are slower, listings are higher, buyers are cautious and deals are happening through negotiation instead of urgency. Different rules, different mindset.

A lot of people assume rising inventory means panic, but that’s not what’s happening. Homes are just taking longer to sell. When sales slow faster than listings, inventory builds, almost automatically. Pricing mistakes matter again. Overpriced homes sit, get reduced or get relisted. Well-priced homes still sell, just without bidding wars and without the pressure. That shift alone tells you how much leverage has changed.

Going into 2026, this feels like a think-it-through market, not a fear-of-missing-out one. Demand has not disappeared, it has been delayed by uncertainty around jobs, income and the broader economy. Quiet markets like this are usually where the most important decisions get made.
